Prepare For The Heatwave With Air Conditioner Maintenance

Is it true? Are we finally getting the summer heatwave we’ve all been dreaming of? The lack of holidays and the lack of sunshine has really been taking its toll. But it seems there might actually be light at the end of the tunnel with highs of 29 degrees Celsius predicted for the next few days. As always, when the weather changes, we at Bold & Reeves are constantly monitoring how this may or may not affect the luxury properties belonging to our clients. So when the heat rises, the first preventative step we take is air conditioner maintenance.

Why do you need air conditioner maintenance?

An air conditioner is made up of several intricate parts, including filters and coils, which require regular maintenance for the unit to function effectively and efficiently. Without necessary maintenance, the system will start to decline, and at the same time, energy use will start to increase. The different parts that need maintenance, include:

Air conditioner filters

Dirty filters can get clogged and block normal airflow, it can also mean that dirt is carried into the room while the air conditioner is on or impair the evaporator coil within the system. What’s more, a serviced air conditioner is actually more cost-effective. Replacing a clogged or dirty filter can lower your air conditioner’s energy consumption by 5 to 15%, saving you money in the long term.

Air conditioner coils

The air conditioner’s evaporator coil and condenser coil will start to collect dirt over time. While replacing the filter will stop the coil from getting dirty quickly, eventually, the coil will need to be replaced too. It’s a good idea to check your evaporator coil every year and clean it as necessary.

Coil fins

The aluminium fins on evaporator and condenser coils are easily bent and can block airflow through the coil. By using a fin comb, we can repair these fins so they are almost as good as new.

Drainage

Occasionally, the drainage of the air conditioner will need to be cleaned. Without doing this, excess moisture can discolour walls, the carpet or other interiors in a property.

Preventative air conditioner maintenance

By working on preventative work, we help to ensure that a problem with any of the above doesn’t get any worse. You don’t want to be at home fanning yourself after a long day in the office. And nor do you want to be ripped off by contractors who you have to call at the last minute to fix a major problem. But how does it work?

Introductory assessment

First, with any client we take on board, we do an assessment. That means we record all electrical items and key components within a property to see how they are functioning, take photos of their current state, file the serial numbers in our logbook, and either complete the necessary maintenance work or schedule in maintenance work for the future.

Remote monitoring

Then, where possible, we install sensors around the property which analyse everything from room temperature, to pipes, to water flow. Through this monitoring system, we are able to keep an eye on any radical changes to the systems in the property and offer immediate attention where necessary or schedule maintenance work if the matter is not so urgent.
